If you just own the one property and not the adjoining ones, you may not necessarily be able to solve a neighborhood problem like loud parties, people taking up all the available street parking, etc., but it’s best to be forewarned. How would you describe the neighborhood and the neighbors? Any problems here? The period after your old tenants leave and new ones move in is the best time to get work done, after all. If all of the light bulbs are burned out or the toilet leaks, you’d certainly hope your tenants would already have let you know, but better late than never. Is there any maintenance work that you think needs to be done? This may be something you can easily fix, like a drippy faucet or peeling linoleum, or it may be something trickier like the windows are too small and don’t let in enough light.Įven if it’s the latter kind, there are still things you can do to camouflage or play down the problems – for example, repainting a dark room in light, bright colors or hanging large mirrors on the walls. Whatever special feature floated your tenant’s boat, you can be sure to play it up and mention it to anyone who comes in to view the property. Or it might be something more functional, like an extra-large kitchen, lots of closet space, or a noise-free dishwasher. ![]() It might be something pleasing to the eye, like a lilac bush or a stained glass door insert. What did you like about the house/apartment? If they’ve already signed a new lease it’s way too late to persuade that particular tenant to stay, but once you know the reason they chose to leave, you can take steps to ensure that your next tenant doesn’t feel the same way. If, however, they are moving out because of some issue they have with your property, it’s best to find out sooner rather than later. ![]() In that case, you just wish them well and wave them on their way. ![]() Oftentimes a tenant will be moving out to relocate for work, or for a shorter commute time, or to move in with friends or family. ![]()
